Master Cancel InsuranceTerms & Conditions

Valid for New Bookings from 1st August 2020.
(For Bookings made prior to 1st August 2020 the previous Terms & Conditions apply.)

1. Period of Hire.

Cottage letting commence from 4.00pm on the day of arrival and terminates at 10.00am on the day of departure. Hire is on a weekly basis from Friday to Friday or Monday to Monday, unless otherwise agreed. Short term lets of 3 or 4 days are possible subject to availability. Due to Housekeeping requirements, short breaks run Friday to Monday or Monday to Friday. The maximum period of let is 3 weeks (21 days). The property is let for holiday purposes only and only to the persons named on the booking summary form.

2. Booking Deposit & Balance Payment.

Availability is as shown on the www. And all Booking is to be made Online. Upon selecting the date of arrival and completing the online Booking Form, a provisional Booking Summary & Booking Number is generated to the Owners. The Guest can pay the booking deposit at this stage, noting the booking is accepted when the Owners confirm availability. A Booking is confirmed once a booking Deposit for 25% of the rental sum (or a minimum of £200.00 booking deposit, whichever is the greater) is paid to the Owners.

Once the Booking is confirmed, the Guest is responsible for the full accommodation rental charge (lodging costs) under the Terms & Conditions of Hire. By completing the Booking Form and by making a Booking Deposit payment it is deemed that you have read and agreed to the Terms & Conditions herein.

The Balance of the hire charge is payable 60 days before commencement of the letting period. If the Balance is not received by this date then the Owners will be entitled to re-let the cottage for the period. For bookings made less than 4 weeks in advance, Full

Payment is required at time of booking.

Guests visiting for the first time, require to make a refundable Good Housekeeping Security Deposit of £150.00, payable prior to arrival. This security deposit is fully refundable, usually within 7 days of departure, if the property is left in good order.

Acceptable methods of payment are:

  • Direct transfer from a UK Bank account - see Booking Summary Form for Owners details
  • Card payment - via. the link on Booking Summary Form
  • Cheque drawn on a UK bank account - posted to the Owners

3. Cancellations.

The Owners have Master Cancel which allows the guest to book in the knowledge that they can cancel up to 2 days before Arrival and get a full refund of rental costs paid including the booking deposit. This Master Cancel is valid for all new bookings taken from 1st August 2020.

Master Cancel Terms & Conditions are as follows:

  • Only lodging costs are refunded. Additional extras, including but not limited to cleaning fees, taxes and other ancillary charges, will not be refunded.
  • Refund Payment for cancelled bookings will be released back to the cancelling guest on the scheduled date of check-out of the original booking.
  • Cancellations made 1 day prior to or the day of check-in will not be eligible for refund. Example: For a check in on Saturday, Guests could cancel the prior Monday, Tuesday and Wednesday, and Thursday, but not Friday (1 day prior) or Saturday (day of check in).
  • Guests may cancel their reservation by notifying their property management company in writing that they wish to cancel.

4. Availability.

If the property cannot be made available for the period booked due to events beyond the Owners' control and the Owners are forced to cancel the booking, the whole of the hire charge (including the booking Deposit) will be refunded and the Guest will have no further claim against the Owners.

Guests are strongly advised to take out a Holiday Travel Insurance Policy to cover Travel plans.

5. Services.

Use of electricity for heat, light and cooking, fuel for the wood stove, bed linen and WiFii internet access are included in the weekly tariffs.

Towels are provided. Please bring your own beach towels.

6. Number of Persons using the properties.

The number of persons occupying the property should not exceed the maximum number of 6 (or number agreed), as stated for the property. Subletting is strictly prohibited.

7. Complaints & Problems.

Should there be any problem or cause for complaint during or after a period of letting, please contact the Owners as soon as possible and we will attempt to rectify the problem. We would appreciate that any problems be reported during the stay.

8. Breakage or Damage.

For the benefit of the next Guests staying in the cottage, please advise us of any breakage or damage that occurs during your stay. We do not charge for breakages or damage which occur as a result of normal use. The Owners reserve the right to demand payment for damage or breakages which occur as a result of reckless or deliberate misuse.

9. Care of Property.

This is a No Smoking property and Guests are asked to refrain from smoking to the rear of the property. Guests shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.

10. Pets.

One well-behaved family dog is welcomed. Please let us know in advance on the Booking Form if you intend to bring your pet, a charge is noted under 'Extras'. Please bring own dog bowls and bedding etc. No pets are allowed upstairs or on the furniture or beds or soft furnishings.

11. Liability.

The Owners shall have no liability for any death, personal injury, damage or loss of personal property unless resulting from our own negligence.

12. Right of Entry.

We reserve the Right of Entry to the property at all reasonable times for the purposes of inspection or to carry out necessary Repairs or Maintenance.

13. Injury Loss or Damage.

The use of the property and its equipment is entirely at the Guest's risk. No responsibility can be accepted by the Owners for injury to the Guest or a member of his or her party, for injury loss or damage to their belongings, including motor vehicles. The Guest is responsible for the property and its contents which should be left clean at the end of the holiday, with any breakages, damage or faults reported to the Owners.

14. Contract.

The Contract of Hire is between the Guest (the Client) and Mr Greig & Mrs Kathleen Munro, as the cottage Owners.


In accordance with GDPR data regulations, we undertake to maintain privacy of your personal information. As part of our online booking system we use a web-based management system operated by SuperControl and it is this organisation that holds your booking information on behalf of Findhorn & Applecross Holiday Cottages. We require all third parties to respect the security of your personal data and to treat it in accordance with the Law.

Following your holiday visit with Findhorn & Applecross Holiday Cottages we will ask you in the "Thank You for Visiting" letter, sent by email, if you are happy for us to send to you Season Offers for future 'repeat' bookings with Findhorn & Applecross Holiday Cottages, only. Please let us know if you do not wish to receive this information by responding directly to the "Thank You for Visiting" letter and your information will not be added to our mailing list.

Our Seasonal Offers are sent to existing customers by email using MailChimp. In this way we use your contact information, provided at the time of making a Booking with Findhorn & Applecross Holiday Cottages, to communicate with you directly. If you wish to un-subscribe to our MailChip Offers you can do this at any point in time using the link attached to the email.

Findhorn & Applecross Holiday Cottages do not allow our third-party service providers to use your personal data for their own purposes and only permit them to process your personal data for specified purposes and in accordance with our instructions. We will only retain your personal data for as long as necessary to fulfil the purposes for which it was collected, including for the purposes of satisfying any legal, accounting, or reporting requirements. To determine the appropriate retention period for personal data, we consider the amount, nature, and sensitivity of the personal data, the potential risk of harm from unauthorised use or disclosure of your personal data, the purposes for which we process your personal data and whether we can achieve those purposes through other means, and the applicable legal requirements. By law we have to keep basic information about our customers (including Contact, Identity, Financial and Transaction Data) for seven years after they cease being customers for tax purposes.
